Abstract

The land market has shown a strong relationship with the performance of the states' economy and, consequently, of the country. The elaboration and updating of the reference price spreadsheets for land and rural properties have become a great challenge for the professionals involved in the activity. This study aims to establish a methodology for analyzing the land market, evaluating the forms and methods used to determine the value of bare land (VTN) in the state of Goiás and to know new variables to be incorporated into the methodology, seeking to achieve satisfactory applicability, confidence and precision, making use of statistical tools that make it possible to divide the State's coverage area into Homogeneous Zones or Regional Land Markets. Therefore, it becomes possible to define, in a more secure way, the predominant -types of use-, to describe variables that most influence the final value of the land, as well as to define panoramas and trends in the short, medium and long term in this type of investment, thus constituting a diagnostic, study and analysis instrument. It is of paramount importance to strengthen institutions responsible for developing methodologies and research to qualify and quantify information on the land market nationwide with publications of periodic reports. Consequently, a pattern of values in rural taxation is defined safely, allowing, furthermore, to subsidize the valuation of titles of alienation of public lands, to serve economic and statistical bodies with these indicators and to support judicial bodies in the process of land nature.
